Spanish Capital Gains Tax Rebate may be possible on sales between 1997 & 2006

If you sold a property in Spain in the period between 1997 - 2006 a recent ruling may be a significant benefit to you.

You may be entitled to a Spanish Capital Gains Tax Rebate

- BUT -

claims must be registered within 12 months of the ruling.

Between 1997 and the end of 2006 a UK citizen selling a Spanish property paid 35% CGT (Capital Gains Tax), but Spanish nationals paid only 15%!

The ECJ ruling confirmed legal arguments and states this overpayment contravenes European Community Treaty discrimination rules and confirm it should not have been charged by the Spanish Tax Authorities.

Therefore, you may be entitled to reclaim this overpayment, plus approx 6% interest annually from the moment you present your claim, subject to you meeting the requirements.

There is an estimated 90,000 people who could make a claim.

Make sure you don’t miss out;
claims must be registered within 12 months of the ruling!

BUT: Although time is of the essence, it is critical to make the claim in the right way;
because:
"any cases that are rejected for whatever reason, cannot file the reclaim again".

Cala D'or gets a new 1.3 Million Euro Health Centre

Cala d'Or and the the locality benefits from a recently opened Health Centre; the centre was opened by the Minister for Health (Vicenc Thomas) together with the local Mayor (Miquel Vidal) earlier this year.

The new centre cost almost 1,300,000 euros and replaces the older facility in Cala D'or, it will provide improved working conditions for medical staff and more comfort for patients.

The new facilities have been designed to cope with the greatly increased workload during summer months when Cala D’or accommodates many with tourists.

Cala Mondrago nature reserve benefits from tree project

Mondrago Nature Reserve to benefit from tree planting project

The Mondrago Mallorca National Park is to benefit from a joint project between the Environment and Transport Minister (Gabriel Vicens) and Guillem Aulet (the head of private banking group La Caixa), to finance planting of trees on five separate tracts of land.

The plan is to plant about 600 trees, including almond, carob and fig, on public land in the Mondragó nature reserve as part of a scheme to recover the park’s agricultural heritage.

The scheme is just one of many organised by the joint venture to improve and conserve natural areas of the Balearic Islands, the planting work is to be carried out by long-term unemployed.

By booking directly with an owner you get and can enjoy a more personal service. The owner will have a more detailed knowledge of the area and can offer a personal advice on how to make the most of your holiday when staying at their holiday homes. After all, who better to give advice on how to holiday in their property than the owner?

Good value for money:
Direct booking with the owner bypasses the agents, and their additional charges on top of the rental income, so you can save some costs.

More flexible:
You get much more flexibility when booking direct with the owner, your stay is less regimented than staying in a hotel. Generally most villas are self catered so you can eat what you like & when you like. Also, unlike a package tour, everything can be booked at your convenience, so you can choose the best flights and transfer time, often benefitting from the recommendations & advice of the property owners.

More spacious:
Private holiday villas or apartments give far more space and privacy, find a property just right for your holiday party and choose either a large single accommodation or several smaller apartments either linked or on the same complex.

Personal and bespoke holiday – just as you would choose yourself:

How to get the best holiday and excellent value

How to get the ideal holiday that is: "exactly what you want" . . . . .

First Tip:
             D.I.Y.
             Do It Yourself !
Package deals booked through your high street travel agent is certainly convenient, but unless you are fortunate and get a clearance bargain, they will be more expensive than doing it yourself.
Booking a package deal through an online agent may reduce the costs because you are not paying for their high street premises, but generally it will still be more expensive than doing it yourself.

Also, planning & researching your own holiday itinary & accommodation is good fun and more rewarding, to say nothing of getting exactly what you want, rather than getting what an average holiday maker wants.

Second Tip:
Start planning early -
- flights usually start at their cheapest, so the sooner you book the
   cheaper they could be, sometimes flights when first released are as
    low as £9.99 per person !!!!
- also accommodation choice is better
If planning to book for larger groups you have a better chance of getting larger & linked accommodation the earlier you start.
Often peak dates during July & August dates start being booked up in September & October the previous year.

Third Tip:
Find some privately owned accommodation, find out if the owner takes their holidays there themselves as there is a better chance it is well maintained and a 'home from home'.

General Planning:

Pick your preferred dates
Check flight costs & availability for your dates
Adjust the dates to take advantage of low cost flights

Don't forget to check mid-week flights.
Midweek flights are often cheaper than weekends, also consider taking holidays of 8, 9 or 10 nights, many private owners are happy to take bookings for odd periods allowing you to pick the cheapest flights.

Mix airlines for outbound & return flights.
It's also worth considering flying out with one airline and return with a different airline, frequently airlines have different pricing systems so select the cheapest combination of flights.

Contact the accommodation owner.
Check price & availability for your preferred dates, to assist in accurate quotes be prepared to provide:
- preferred accommodation,
- number of guests,
- ages (if under 18),
- plus any preferred requirements (eg. you need the sofabed, a cot, etc.),

Ask if the owner will hold the dates for 24 hours so you can confirm your flights.

Once your flights are 'in the bag', confirm the accommodation booking   - - -
   - - -   then start counting off the days to your holiday.

Fourth Tip:

As soon as your accommodation & flights are booked - start planning your transport.

Sometimes in peak summer hire cars can be hard to obtain, so don't leave it too long, if you plan to use a taxi pre-book it to get better rates than using the airport taxi rank - also a good idea if you want child seats.

Some holiday apartment owners have special arrangements with car hire & taxi firms, also some may be able to arrange transfers by private car or minibus at very competitive rates.

Sarah & Andy at Casa Flores use their own houses through the year so ensure they are managed & manitained to the highest standard; they have young children so know how to prepare 'child friendly' accommodation, toys & books are provided in a toy basket to help guest children settle in, cots & high chairs are also available.

Casa Flores accommodation overlooks the swimming pools so older children can be watched over without having to sit at the poolside. Also the nearest pools have the shallow childrens section nearest the house & apartments so you are never too far from your accommodation while with your younger children.

If you are planning your holidays for next year,

The Island of Mallorca sits in the Mediterranean sea along with it's Balearic neighbouring islands of Minorca, Ibiza and Formentera, together forming the Balletic Islands (or Illes Balears - Catalan; Spanish: Islas Baleares - Spanish).

Mallorca is the larger island of the Balearic’s and provides very diverse attractions and countryside, this attracts a broad cross section of holiday goers with its rich, deep & diverse history.

Mallorca boasts up to 300 days of sun each year with peak temperature during July and August, and more moderate temperatures earlier & later in the year making April to June, and September & October extremely pleasant for those who prefer warm sunshine and avoid the hottest season.

Magaluf:
Mention Mallorca to most unfamiliar people and they will immediately think of the extremely active & hectic resort of Magaluf which is famous for it’s nightlife, hundreds of restaurants, bars and clubs, making it a magnet for groups of young Europeans.
Aside from the nightlife there are plenty of other activities on offer. With it’s long white sandy beach, any number of watersports can be enjoyed. Busiest during the months from June to August.
Although arguably the most famous of the Mallorcan resorts, it is by no means the only attraction, nor does its noisy & possibly over active life affect other areas of the island.

Palma:
This is the island capital of the island and economic hub.
It's a thriving, diverse and cosmopolitan city offering both history and modernism. Palma's attractions ranges from the hotels, shopping malls, restaurants and nightclubs to the traditional narrow cobbled stoned streets of Old Palma. Worth a visit are the fascinating Castillo Bellver, Le Seu cathedral and marina.

Cala d’Or (Cala Dor):
Located on the South East coast can be found Cala d’Or.
Cala d'Or began its life as a small fishing village and has now become a popular destination for family holidays.
Despite much development through the years, Cala d’Or has not lost sight of it traditional origins, it also boasts many white sandy cove beaches and impressive its marina Cala Llonga.
Across from the Cala Llonga marina sits Cala Egos, a smaller and more peaceful village extremely popular to families and couples looking for a more relaxed holiday while still having the attractions and facilities of the vibrant holiday town of Cala d'Or.
Cala Egos may very well be everything to everyone; well served by restaurants, bars, shops and a choice of its own 2 sandy beaches plus much larger Cala Mondrago beach in the nearby protected National Park (Parc Nacional), it provides a great base for small to large, young to old families.

Alcudia and Pollenca:
Situated to the Northern end of the island, these are popular resorts; the main attractions include the long beach that stretches between Alcudia and Port de Pollenca.

Soller and Port de Soller:
The Eastern coastline of Mallorca provides fantastic and dramatic rocky cliffs as this is the mountainous region of the island.
A popular attraction is the train which runs from Palma to Soller, then a tram can be taken to complete the journey through the heart of the town of Soller down to the coastal village Port de Soller; this journey is well worth taking as its route through across the island provides many spectacular views including a dive through a long tunnel through the mountain before popping out just above Soller.

Casa Flores and it's sister website Cala d'Or Mallorca have launched it's latest addition to help families and individuals plan and arrange independant holidays and so further reduce their reliance on the high street package tour operators; as arranging your own holiday generally prov ides a better & more enjoyable holiday where you are in more control of the accommodation standards and the overall cost & options.

The Amazon Store is linked into the main website menus in their holiday web sites, the link opens the store.

The Amazon store has been initially stocked with a small selection of items for childrens safety and sun protection to name only two; the plan is to develop its stock and assist holiday planners to take with them the essentials for an enjoyable holiday.

Cala d'Or weather returns to seasonal normality

Weather in & around Casa Flores in Cala Egos, Cala d'Or returns to normal after recent storms.

Following the 24 hour storm that ravaged the Cala d'Or area causing significant damage to streets, buildings & beaches, the weather has returned to the normal seasonal blue sunny skies & temperatures in the low 20's Celsius.

The Mallocan government/councils had within a matter of days restored beaches to their normal sandy condition after the torrential rains washed many way exposing the bedrock beneath, roads which had been destroyed & ripped down to their foundations were also restored and much other longer projects are well in hand.

The 5 day weather forecast for today (19th October 2009) is shown below:-

Mallorca's glorious summer weather is obviously a big attraction, but the islands weather is very good for much of the year, in fact the very pleasantly warm autumn and spring offer a lovely alternative to the generally grey, damp & chilly weather found in some more Northerly areas of Europe.

Stephen Gately - No foul play announcement

The results of the autopsy into Stephen Gately has been anounced, his death was caused by an "acute pulmonary edema", basically a condition in which fluid accumulates in the lungs, usually because the heart's left ventricle does not pump adequately.

This was anounced in a preliminary report released by "Instituto Anatómico Forense" in Palma de Mallorca following their initial investigation.

The Boyzone singer Stephen Gately was holidaying at his apartment in Andratx on the Western tip of Mallorca, the cause of his death was not known at the time of posting this blog.

Fisherman discover sunken galleon off Menorca coast

17th or 18th Century Galleon found off Menorca.

Fishermen off the coast of the Ballearic Island of Menorca (North of Mallorca) have discovered the remains of a sunken galleon thought to be from the 17th or 18th century.

An initial inspection has found the sunken shipwreck about 60 metres beneath the surface and is spread over a radius of about 40 metres.

Amongst the wreckage are several large anchors, iron cannons and parts of the ship's wooden structure, it is thought to be either a frigate or a war galleon from the 17th or 18th centuries.

September 2009 - Cala d'Or storms

On 29th September 2009 Mallorca experienced the storm of all storms.

The storm lasted several hours and caused flash floods which damaged many properties and hotels.

Also the severity of the flash floods caused by surface water running down roads to rip the road surface up in huge sheets exposing the bedding allowing it to be washed away making some roads impassible.

Also when the water reached the beaches & coves, the flood water washed away the beach sand leaving just bed rock in place of the previous lovely beaches.

The Mallorcan government and council were very quick to react, having the beaches reinstated and roads repaired. While there is still worm to be done, already normal service has been restored.

Fortunately our properties in Cala Egos were virtually untouched.

Extreme weather warnings for the Med & Balearic Islands

The Spanish MET office has issued a bad weather warning which is heading towards the Ballearic Islands.

Extreme heavy rain is expected across the region over the next week or so, it is possible up to 50 litres of rain per sqaure metre could fall in some areas.

This warning has caused the Balearic Islands to be placed at high risk orange alert.

New Tennis courts in Cala Egos, near Cala d'Or

New for the 2009 summer holiday season, public tennis courts open in Cala Egos, near Cala d'Or.

New tennis courts have been built and opened for the 2009 summer, the courts are located next to the activity park near the family holiday complex of Marina d'or 3, this adds to the attractions for children which already included electric go karts, trampolines, games machines and a coffee and drinks bar for the adults.

The courts are located on Calle de San 162 in Cala Egos near Cala d'Or, Mallorca; they are floodlit with all weather surface so can be used at all times, they are a great addition to the already wide selection of facilities available in Cala Egos village.

New quality holiday apartments and villa in Cala Egos, near Cala D'or.

After identifying a need, Andy and Sarah Rosser made the huge decision to invest in a house, they set the personal aim to provide quality accommodation for couples and families holidaying on the Balearic Island of Mallorca.

Having enjoyed their first family holiday in 2003 with their first daughter Abigail on Mallorca in the small village of Cala Egos (the neighbouring village to Cala Dor), they decided this would be ideal for similar families.

Cala Egos despite being a small village has all the facilies families need and provides a friendly personal atmosphere; also being direct on the coast it has access to many sandy coves and beaches, Cala Egos was ideal for families both young and old.

Over the next 2 years Andy & Sarah searched looking at many properties before finding the new build complex of Marina Dor 3 complex, this small complex of twenty 3 bedroom houses each with their own private walled garden and shared use of 2 large pools plus a smaller pool feeding 2 waterfalls.

The houses were ideal for their vision of providing great family holidays; the house provided 2 living & dining rooms giving the unique ability to use as seperate 1 and 2 bedroom apartments, perfect for families holidaying with friend or relations who may want their own personal living & eating space yet still being in the same house. Having found the perfect complex they chose one house near the shallower childrens pool, again trying to cater for families with children, the garden & patio overlooked the swimming pool allowing children to be watched from the comfort of the garden.

The targets set by Andy & Sarah were to provide a personal touch and homely touch to their holiday accommodation, with the house they could provide flexible 1, 2 and 3 bedroom accommodation in either apartments or 2 storey house. The furnished and fitted the house to be child & family friendly and ensuring all important home from home fittings were included, the house was named Casa Flores (Spanish for House of Flowers) after the pretty gardens & plants.
